## Quick answer

**Pre-qualification** is a lender’s early estimate of how much you may be able to borrow, often based on the income, debts and assets you report, sometimes with a credit check. A pre-qualification letter helps you set a budget and shows sellers you’ve started, but it isn’t a loan offer or a guarantee of approval.

## Key facts

| Fact | Value | Source | As of |
|---|---|---|---|
| Mortgage credit checks in this window count as one inquiry | 45 days | [CFPB](https://www.consumerfinance.gov/ask-cfpb/what-exactly-happens-when-a-mortgage-lender-checks-my-credit-en-2005/) | Aug 28, 2026 |

## Same idea as pre-approval, different depth

The CFPB points out that lenders use the words loosely: one lender’s pre-qualification letter is another’s [pre-approval](https://mortgage-math-us.com/glossary/pre-approval/). What matters is what the lender actually checked. A letter based on numbers you typed into a form carries less weight with a seller than one backed by a credit report, pay stubs and bank statements, so ask the lender which it is. Either way, final approval still depends on full [underwriting](https://mortgage-math-us.com/glossary/underwriting/) and the appraisal.

## Making it useful

Pre-qualify with more than one lender to compare likely rates and costs. If a lender pulls your credit, multiple mortgage credit checks within 45 days generally count as a single inquiry. If a lender looks at your credit and decides you don’t qualify, it must send you an adverse action notice explaining why. Treat the amount as a ceiling, not a target: run your own numbers through the [affordability calculator](https://mortgage-math-us.com/tools/affordability-calculator/), which accounts for taxes, insurance and the [debt-to-income ratio](https://mortgage-math-us.com/glossary/debt-to-income-ratio/) lenders use.
