## Who we are

MortgageMath US is an independent website about home loans in the United States, published by an independent publisher with no ties to any lender, broker, real estate brokerage or insurer. Pages are written and maintained by our editorial team. We don’t take applications, sell leads or make loans; the site exists to explain the numbers so readers can make their own decisions with a lender.

## What the site covers

We focus on the questions people ask before and during a mortgage: how much house they can afford, what the monthly payment will be, whether refinancing is worth it, which loan type fits and what help their state offers. The site is organised into five topic hubs — loan types, buying, refinancing, home equity and first-time buyers — plus a page for every state and Washington, DC, twenty major housing markets, seven calculators, a glossary and a blog.

## How the numbers work

Every figure on the site lives in one database table with its value, unit, region, source link and as-of date. Pages pull numbers from that table when they are displayed, so when a source publishes an update — a new conforming loan limit, a new week of Freddie Mac’s rate survey, a new year of Census data — one change updates every page that uses it. You can see the whole table in our facts API.

- **Official sources first:** FHFA, HUD, the CFPB, the US Census Bureau, Freddie Mac, Fannie Mae, VA, USDA and state housing finance agencies.
- **Dates on everything:** each number shows when it was published or last checked.
- **No invented figures:** if we can’t source a number, we leave it out rather than estimate it.
